The Assembly Restaurant Group hired Kurzman Architecture to assist them in exploring design options for developing their 2.39 acre site with an existing restaurant and adjacent vacant lot in Hoffman Estates. With a contractor on board as pricing consultant, various schemes were explored with the tight and relatively steeply sloping site with strict water retention requirements to limit rain water run-off during storms to control flooding. The design problem was also complicated by parking and site building requirements to make the owners pro forma. Starting with design concept sketches and moving into 3D modeling informed by information obtained from consultants for topographic site survey, soils and traffic reports, a final solution that offered the least cost was developed for detailed pricing. Construction phasing was explored including maintaining the existing restaurant operations while the new restaurant was build and then the old restaurant demolished to make room for the new retail center.
